Abstract

The residential development business plays a pivotal role in Thailand’s economic and urban growth, particularly within Bangkok and its metropolitan areas. However, the sector faces increasing complexity due to changing consumer demands, regulatory pressures, and digital transformation. This research aims to develop a conceptual leadership framework tailored to the management of housing estate businesses. By employing documentary analysis of extensive literature, the study identifies six core leadership dimensions: Strategic Management, Expertise in Real Estate, Networking Capabilities, Risk Management, Emotional Intelligence, and Leadership Ethics. These dimensions are synthesized into a comprehensive framework that highlights the multifaceted competencies required for effective leadership in this domain. The framework serves as a theoretical model to guide further empirical research and practical applications in leadership development, with the ultimate goal of enhancing sustainable growth, strategic adaptability, and ethical governance in the residential real estate sector.
